Property Description
THE FARMHOUSE
The house is an historic farmhouse, the older part of which is estimated to be from the 15th century. It was then expanded with an addition in the 18th century.
GROUND FLOOR
The ground floor has a separately accessible apartment (approx. 56 square meters), an open pizza oven integrated into the house, as well as two large storage and technical rooms, which are currently also used as a carpenter's workshop.
FIRST FLOOR
A historic stone staircase leads wisteria flowers up to the entrance to the main apartment on the 1st floor. On the landing of the stairs there is a romantic terrace with a wonderful view of the Arno Valley. The main apartment is first entered into the historic main room, which contains some of the original features of the farmhouse (fireplace, washing stone). The main room is adjoined by a kitchen-living room with a dining area and then a large living room with another fireplace. The bedrooms and bathrooms face south and benefit from the spectacular views over the olive grove. Most of the main apartment has terracotta tiles on underfloor heating. The ceiling shows the round rafters on the impressive round wooden beams and thus maintains the rustic feel of the farmhouse.
SECOND FLOOR
A small staircase leads to the 2nd floor, which is used as a guest apartment. There are 2 bedrooms and 1 bathroom here with a small terrace over the roof with views over the valley
THE CAPANNA (OUTBUILDING)
The Capanna is a beautiful 2-storey outhouse with a traditional natural stone fassade that was previously used for agricultural storage. The ground floor remains unchanged, is, however used as a small atelier. The floor and roof of the first floor is renovated and currently used as an artist’s retreat. It is possible to transform this house to residential use with approx. 80 sqm of floor area, subject to planning permission. To the south of the Capanna is the “concimaia”, an approximately 40 square meter inner courtyard surrounded by natural stone walls.
THE OLIVE GROVE

The olive grove on the site has been the love of the current owners over the last 40 years. The annual harvest, though arduous, rewards with up to 100l of virgin olive oil. The untouched forest area with old oak trees around the grove is part of the site and accessible via a leafy path along the small streams on the property boundary. Directly below the farmhouse is a small vegetable garden and a pond. This area could appeal to some to install a south-facing swimming pool area in front of the house.
Location and surrounding area
La Paternina is located 3km southeast of the medieval town of Loro Ciuffenna, approximately 35km southeast of Florence and above the Arno valley. Loro Ciuffenna is located on the overhanging rocks above the Ciuffenna river torrents. An old stone bridge connects the two town districts, whose narrow alleys and streets with small shops and restaurants make the history of the place come alive.
Paternina borders on the old Roman road Cassia Vetus between Loro Ciuffenna and Arezzo, has the Pratomagno Mountains behind it and overlooks the panoramic Arno valley. The immediate surroundings are characterized by olive groves and forests. Many of the surrounding estates and farms are part of the popular Italian agritourism scene, offering upscale accommodation, the experience of the wine and olive harvests and traditional fine Italian cuisine.
